The process and laws for selling a property in Portugal are very similar to those for buying a property. Although there is an extra fee for it, it is often best to use the services of a government-licensed real estate agent to safeguard against any disputes, comebacks or irregularities that could arise during the process.

We will make sure that the seller has all the correct documentation, arrange for photos to be taken, national and international advertising and marketing of the property and arrange the viewings whenever there is an opportunity for a sale.
Once we have undertaken the process of evaluating and subsequently agreed to the terms for the marketing of your property we will ask for copies of the following paperwork :
- Copies of the Owners Passports/ID cards and Fiscal Tax numbers
- Caderneta Predial - the fiscal registration of the property
- Registo Predial - property and/or land registration
- Licenca de utilizacao - Habitation licence or Certificate of antiguity - Certidão de antiguidade
- Company Registration documents - if the property is owned by a company
- Floor plans
- Energy Certificate
- Licença furo / fossa – Borehole and septic tank licence
- The seller must make sure all taxes regarding the property are paid for. Not paying these tax obligations may mean that the property can be the object of a public auction in order to satisfy the debt. All debts regarding the property must also be settled before or at the deed.
- Once a buyer has been found and a deed signed, the seller should also arrange to pay in full and then cancel utility services such as the electricity, gas, water, insurance and telephone.
- Whilst we will provide all legal documentation to the buyer’s lawyer we recommend that you engage the services of a solicitor or lawyer to act in the sale. We can provide you with a list of lawyers who deal in this specialism that are fluent in a variety of languages.
